What we do
We buy the house in its current condition. The loan is paid off at closing, and you don't need repairs, showings or cleaning. As little as 10–14 days when the title is clear Time is short, the house needs work, or you just want it settled.
Let the sale happen The house is auctioned at the courthouse and you'll need to move out afterward. n/a Rarely the best choice. Any equity you have is usually lost at auction, and a foreclosure stays on your credit report for years.

Owe more than the house is worth? A short sale (your lender agrees to accept less) or a deed in lieu may be possible. Both need the lender's approval. Talk to a counselor or attorney about those.

Questions people ask us

Before you call

How do I know this isn't a scam?

Good question to ask, because foreclosure scams are real. Whoever you talk to, these rules protect you:

Never pay anyone upfront to "save" your house. Never sign your deed over to anyone outside a title company closing. Never send your mortgage payments to anyone but your lender.

We never ask you to do any of those things. We don't charge you anything, and every sale closes at a licensed title company that pays your lender directly.

Can you sell a house that's already in foreclosure?

Yes, up until the sale. Your lender gets paid in full at closing, and once that happens the foreclosure stops. What matters is closing before the sale date on your notice.

What if I owe more than the house is worth?

A regular sale then needs your lender to agree to take less than it's owed (a short sale). That's possible, but it takes time and the lender decides. Tell us the numbers, and we'll tell you honestly whether a sale to us can work.

Does the house need repairs or cleaning?

No. We buy as-is, so old roofs, foundation problems, full basements and code violations are all fine. Take what you want and leave the rest.

There are tenants or family living there. Is that a problem?

No. We buy occupied houses and can work out a timeline that's fair to everyone living there.

My sale is in a few days. Is it too late?

Not necessarily, but call today, not tomorrow. When the title is clear a cash sale can close very fast, and sometimes a lender will agree to postpone a sale when there's a signed contract. That decision is the lender's, not ours, so the sooner we start, the better.

Will selling hurt my credit?

Missed payments already show on your report. Selling before the sale means a foreclosure never gets added, and a completed foreclosure usually does more damage and stays on your report for years.

Is there free help if I want to keep the house?

Yes. HUD-approved housing counselors are free and can help you ask your lender for a modification. Call HUD at 1-800-569-4287 to find one near Kansas City. If keeping the house is realistic, we'd rather you do that.
